Do I need to be an EU Citizen to get a mortgage in the Netherlands as an expat?
No, you do not need to be an EU citizen. As long as you have a BSN (citizen service number) and a valid residence permit, you can apply for a mortgage with a wide range of providers in the Netherlands.
Do I need to have worked a minimum of six months in the Netherlands to get a mortgage?
No, not necessarily. While most mortgage providers have requirements regarding your work history in the Netherlands as an expat, we have partnerships with providers who do not. We can arrange an expat mortgage for you upon your arrival.
Are expat mortgages in the Netherlands tax-deductible?
Yes, the interest on your expat mortgage is tax-deductible in the Netherlands. However, since January 1, 2013, there have been some changes in this area. Only a limited amount of the interest is deductible, and it phases out gradually over a period of 30 years. For the interest to be deductible, several requirements must be met:
The mortgage must be fully repaid within 30 years, following an annuity or linear repayment schedule.
The mortgage must be used for buying or improving a house in which you will actually live. Therefore, you cannot deduct the interest for a buy-to-let property.
Can I purchase a home to rent out (buy-to-let) in the Netherlands?
Unfortunately, it's not possible to rent out your home with a standard mortgage. These mortgages are intended for self-occupancy only, and you need the consent of the mortgage provider to rent it out for any period of time. However, there are special buy-to-let mortgages available. These typically come with higher interest rates, and you will need to invest some of your own money.
